    sellers. We have been providing property repairs and improvements for over 15 years and since Aaron Pfaff
    is a licensed home inspector we know what to look for to help your clients through any real-estate transaction.

    Pre-Sale Inspection- this is a fee paid inspection just like a typical inspection including report to State of
    Wisconsin inspection standards. It will not have estimates for repairs. This can help you identify areas of
    concern and limit your liability by offering full disclosure.

    Pre-Sale Evaluations- We can evaluate your seller’s home before you list it to help identify areas of concern
    that might slow down a sale or even stop it once the buyers inspector startles the unsuspecting buyer with a
    revelation that often creates mistrust or headaches for all parties. We can explain the options for repair and
    give estimates so your client can shop for contractors with he benefit of time. Often sellers are stubborn in
    recognition of what is known to be defective without a professional explanation of the codes and how it may
    affect the sale.

    Evaluation typically cost $150-$300 if used to get estimates and other contractors are used. If Dedicated
    Home Services completes a minimum of $600 worth or repairs the evaluation and estimate fee is waived at
    time of service.

    (It is important to note! This evaluation is not a home inspection and is not preformed to inspection standards.
    State law prohibits inspectors to complete repairs or maintenance on homes after completing a fee paid
    inspection as part of a real-estate transaction because it is considered a conflict of interest if the inspector
    falsely identifies problems just to profit from the repair service.)

    Foreclosure and Vacant Property Maintenance- We offer everything from board up and winterizing to
    snow removal and landscape maintenance for your listing. We can make requested repairs and low budget
    improvements to help sell your listing faster.

Preventative Maintenance Inspections and Repairs
    Here is a list of a few items included in a preventative maintenance program for exterior and common areas.

  • Roofs and Flashing: Inspect and repair.
  • Rain gutters: Inspect for secure fastening and clean out.

  • Smoke Alarms: Inspect and test battery.

Tenant safety inspections-
    Document yearly or semiannual safety inspections of all units-protect your investment, your tenant’s lives, and
    reduce liability. We can customize a safety inspection plan specific to each property.

    Smoke and CO alarms- Wire in or battery operated detectors need regular maintenance and or replacement.
    Fire and electrical safety- We can conduct regular inspection of each unit to make sure safety devices are
    operational and safe for tenants and to reduce risk of fire and liability to all.
    Plumbing- Water damage is costly to all. Even minor leaks often go unreported until the damage extensive.
    Catch small issues before they require major repair and inspect all fixtures on a regular basis.
    Dryer venting- Dryers are the source of many problems, lint fires from blocked ducts, improper vents,
    disconnected vents, and moisture can cause mold and other damage to the entire building and attic. We
    inspect, and repair all of these issues.
    Appliance and mechanical safety- We inspect all appliance and mechanical systems for proper operation
    and safety features.
    Moisture management- Indoor humidity can quickly ruin windows, drywall and other finishes in the interior
    as well as cause mold and health concerns. We can look for signs of moisture related problems and fix them
    before damage is done. We also install tamper resistant moisture management devices to prevent tenants for
    creating problems.
    Safety labeling- Add simple visible label to all switches and shutoffs so tenants know how to help themselves
    in an emergency.
    Common area-Inspection of all common areas for safety related concerns. Document and prevent future
    litigation.
